Tip for All Military Home Buyers:
Whether you have been able to coordinate a Permissive TDY or are making a direct PCS, the home-hunting process itself is much the same.
By now, you should be in communication with your Realtor and coordinating your arrival date. At least 2 days prior to arriving, you will want to provide a list of your favorite properties to your Realtor to schedule.
Although each person/family is unique in their approach and needs, the general home purchase process tends to flow about the same for most. It will be my intent to walk you through this process.
GETTING STARTED
Once you’ve come to the decision that you would like to purchase a home, there are a couple of things to do.
First, acquaint yourself with the area you are moving to–feel free to search my property search link at your convenience, and let me know if you would like more information about the area/McConnell AFB. As a Realtor, this is what I do!
Second, it is a good idea to contact a Lender early in the process, seeking a prequalification letter (or submitting all the paperwork for a pre-approval letter) at least a week before your intended arrival to Wichita. At this point, I cannot stress enough from my experience the benefits of finding a local lender. I have even seen listings, with the listing agent requesting the use of a local lender.
Denise Harley is a local loan officer (https://www.wfhm.com/loans/denise-harley/index.page) who has successfully worked with the bulk of my military clients seeking a VA loan. To clarify, the VA is NOT a Bank, so don’t expect to ‘go to the VA and get a loan.’ I have found that there seems to be some confusion along this line. The VA simply backs loans made through a bank through underwriting requirements intended as a benefit to the eligible military member (http://www.benefits.va.gov/homeloans/faqpreln.asp).
